Bridge loans

We provide bridge loans for all types of properties and for all types of reasons both for opportunity and rescue. Our most common situation is for opportunistic acquisitions.  The latter is often when a project is 90% complete or finished but the underlying lender for whatever reason is unable to renew or extend to allow time for an opportunistic sale or permanent financing.

Deal structures

We offer borrowers flexible loan processes for the following situations:

SECOND DEED OF TRUST

We provide second deeds of trust in certain situations where it does not make sense to refinance the first and CLTVs do not exceed a certain threshold. They may also be used as cross collateral to provide an abundance of caution to low cash reserves required for another project.

INTERNAL VALUATIONS

We perform internal valuations and only need appraisals in certain circumstances.

CROSS COLLATERAL

We provide cross collateral loans to borrowers who have multiple properties or assets that can be used as collateral.

NO HASSLE DRAW SYSTEM

We provide no hassle draw systems for borrowers who need access to funds for construction or renovation projects. Our draws are approved in-house and not subject to third party approvals.

SELLER FINANCE DEALS

We allow Seller financing if a Seller is willing to subordinate their position to our financing. Whether you’re looking to invest in a fix-and-flip property or a long-term rental, we can help you secure the funding you need to succeed.

We like to get to know our clients, which means initiating the lending process is as easy as giving us a call. If we’re able to fund your specific transaction, we can give you guidance within minutes. We’ll also follow up by sending over a conditional term sheet, which explains our commitment, clear conditions, and process for closing your loan.

Step 1:

The lending process is as easy as giving us a call.  As a collateral and relationship lender we like to get to know our clients which means getting to know and your specific situation.

Step 2:

Within 10 minutes on the phone we are typically able to give you guidance if we can fund your transaction.

Step 3:

We then email a conditional term sheet indicating our commitment, clear conditions, and close.  

Step 4:

Closing a loan with us is therefore as simple as a phone call!
