We’re also able to close loans within 72 hours of receiving all necessary information and also rarely require an appraisal. That keeps costs down and expedites our ability to close quickly.

1892 Capital Partners, LLC is a true collateral lender. While our Loan to Value thresholds, pricing, and structure are typical of other collateral lenders, our Direct Portfolio products are fully customized to our clients’ needs. Our products are an ideal solution for deals that don’t conform to typical private capital loans, as pricing and structure can vary significantly with customized loans structures.

What is a Portfolio Direct Private Capital Lender?

As a Portfolio Direct Private Lender, 1892 Capital operates as a non-bank creditor with the ability to directly fund loans for our clients without using an intermediary investment bank. This means we originate mortgage loans for our clients and hold a portfolio of said loans, versus selling them to a secondary market. Because we have complete control of the money we’re lending, we aren’t beholden to third-party investors and have the flexibility to make the best-informed and most financially sound decisions for our clients’ lending needs.  
When compared to traditional bonds and traded loans, direct lending has also historically produced higher absolute and risk-adjusted returns. This is because direct private capital lenders focus less on a clients’ credit and more on a clients’ collateral. If you have the proper collateral, we’re ready to achieve your lending goals.

Step 2:

Within 10 minutes on the phone we are typically able to give you guidance if we can fund your transaction.

Step 3:

We then email a conditional term sheet indicating our commitment, clear conditions, and close.  

Step 4:

Closing a loan with us is therefore as simple as a phone call!
